John Balian did a great job on my inspection. This guy is a first-rate professional. This was an inner city investment, he looked at a house and went through the place like a detective. There was so much junk in the basement, he was still able to find a foundation issues. I later wondered how many inspectors would have even tried move things to measure the walls. This guy not only does a thorough inspection but he has a wealth of knowledge about houses and how things work. You realize your talking to a guy who knows his stuff. John’s report are detailed and easy to navigate. I use it like a check list every time I’m looking for a to-do. Scheduling and payment was quick and easy. He was also accommodating, especially with the Radon test, when the sellers air conditioner went out. We had plenty of time with our contingency and he came back after the AC was fixed. A radon test requires closing all windows for 2 days, which wasn’t practical on a hot summer day. Within a few hours after the inspection, I had the completed report with pictures of the areas of concern. Overall a great experience. Thanks again.

The Importance and Purpose of Having a Home Inspection
Choosing the Right Home InspectorWhy: Protect Yourself! It is better to be safe and sure when buying or selling a home, your single largest investment. Emotion often affects the buyer and makes it hard to imagine any problems with their new home. A buyer needs a home inspection to find out all the problems possible with the home before moving in. Once your inspection is performed, do not wait on the agent to assist you. Review the inspection and make a list of items you think the seller should address and present them to the agent in a timely manner. While the inspection is not meant to be a tool for re-negotiations, many times it becomes one.
Don't let your brother or uncle or a friend do it. You are not saving any money by letting a friend look. Even if he is a contractor, it does not mean that he is a good inspector. You need a qualified, unbiased inspection so when the inspector does find problems, they won't be easily minimized by the other parties because your uncle or friend did the inspection. - Roof, Attic, Insulation & Ventilation: Materials used, type of materials, flashing, gutters, downspouts, chimney, roof penetrations, roof drainage, ridge, dormers and more.
- Electrical Systems: Thorough visual examination of the visible aspects of a home’s electrical system, including service equipment/main disconnect/grounding, testing GFCI/AFCI, polarity/grounding of receptacles, fixtures and circuit wiring.
- Plumbing: As with the Electrical System, much of the components are hidden in walls. Visual inspection includes the exsposed supply and waste distribution piping and fixtures, reporting any defect found in the system and help you understand them. I use moisture dectection equipment and Infrared Camera to verify active leaks vs stains.
- Water Heaters: Report the age, condition, and review valving, gas piping, supply and discharge line and safety equipment.
- Baths & Kitchens and other Critical Aspects of the Plumbing System: Examine/test all fixtures for flow and drainage. Looking for signs of leaks and cross connections.
- Appliances: Test and report on test ice makers, water dispensers, microwave, stoves, ovens, built in dishwasher, etc.
- Heating & Cooling Systems (Temperature Permitting): Report on the type/age of the system(s), performance of heat pump/elements and review accessibility, gas leaks, shut-off valve, flame properties, distribution systems, filters and much more. For gas fired furnaces I check the mechanical reliability of the heat exchanger.
- Foundations, Structures, Slabs & Floors: Examine attics, slabs, crawl spaces, basements for evidence of water penetration. Measure basement and crawl space walls. Review foundation components such as beams, joists, posts, sills.
- Walls & Ceilings: Review walls and ceiling for visible indications of adverse structural performance (binding, out of square, not-latching doors, sloping floors, cracks/separation in windows, walls, floor, or ceiling).
- Garage, Walls & Driveway: Review safety features of manual and automatic garage doors, report on condition and grading of driveway and fire walls for attached garages.
