Boiler Inspection

This building had a old 40-year-old boiler. It was very dirty and the flame was flickering and orange. I reported to have a specialist come and take a look at it. After cleaning and evaluating it they felt comfortable this unit would last 5-10 more years, if not long. Servicing your heating equipment yearly is the best form of preventive maintenance. Torch-Down Roof

Today I'm evaluating a torch-down roof. It’s always very important to go on a roof, during a home inspection. This is something I do differently than many inspectors. This is a unique roof, used on chimerical buildings. It is called a torch-down, because after the roofing material is rolled out; a roofer uses a torch to seal the seams. Typically these roofs last about 20 years, this one appears to be 10 years old and needs some maintenance. Radon Gas Test
Radon is a naturally occurring radioactive, colorless, odorless, carcinogenic gas found in varying levels in the soil and air, found it all homes. It enters the crawlspace or basement through the poorly sealed pumps which then mixes with the air inside the home. The only way to know if your home has an unsafe radon level is with a test. It is estimated 1 out of 10 homes in Wisconsin has high radon level. If your offer to purchase has a radon contingency, I can perform a computerized test and have your results in 48 hours.

John Balian did a great job on my inspection. This guy is a first-rate professional. This was an inner city investment, he looked at a house and went through the place like a detective. There was so much junk in the basement, he was still able to find a foundation issues. I later wondered how many inspectors would have even tried move things to measure the walls. John’s report are detailed and easy to navigate. I use it like a check list every time I’m looking for a to-do. Scheduling and payment was quick and easy. He was also accommodating, especially with the Radon test, when the sellers air conditioner went out. We had plenty of time with our contingency and he came back after the AC was fixed. A radon test requires closing all windows for 2 days, which wasn’t practical on a hot summer day. Within a few hours after the inspection, I had the completed report with pictures of the areas of concern. Overall a great experience. Thanks again.
