Anytime I can get up on a roof safely to get a close look, I do! Especially when there is a masonry chimney/cap. I was able to review most of the roof including the chimney and the cap. Many properties in Lake Geneva are situated on the lakefront. While lakefront properties are breathtakingly beautiful, there are some common issues with homes near the lake. Our Lake Geneva home inspectors are here to help you discover any potential problems before you completely commit to the new home.
Some of the issues we look out for in lakefront houses include:
Structural foundation problems: Many homes in the surrounding area were initially built as cottages and then added onto throughout the years. You can expect to see a variety of different foundations and building materials used. Water is the leading cause of cracking, fracturing and/or movement. Whether crawlspace or basement, during your home inspection, I will look at your foundation walls, providing an independent recommendation.
Improper drainage: Older home were designed differently than newer home, but grading, gutters and downspouts are important elements to each home. If water isn’t flowing away from the home, basement flooding and foundation damage can occur. Homes near the water are already surrounded by damp soil, so it is important to make sure it is not infiltrating the home. A detailed home inspection focusing on the roof and surrounding site is a key component of the home inspection process in Lake Geneva.

There was so much junk in the basement, he was still able to find a foundation issues. I later wondered how many inspectors would have even tried move things to measure the walls. John’s report are detailed and easy to navigate. I use it like a check list every time I’m looking for a to-do. Scheduling and payment was quick and easy. He was also accommodating, especially with the Radon test, when the sellers air conditioner went out. We had plenty of time with our contingency and he came back after the AC was fixed. A radon test requires closing all windows for 2 days, which wasn’t practical on a hot summer day. Within a few hours after the inspection, I had the completed report with pictures of the areas of concern. Overall a great experience. Thanks again.
