Snow Covered Roof Inspection

Anytime I can get up on a roof safely to get a close look, I do! Especially when there is a masonry chimney/cap. I was able to review most of the roof including the chimney and the cap. Reviewing an Old Garage Door

Proper function of a garage door is important for you and your families safety. This garage is older with side mounted springs present. I test the garage door function and verify that there's a safety cable present. In most cases it's very typical that a spring adjustment is needed, which is a low cost item to service, but is still very important to preventing bodily injury and/or property damage. Both indirectly and directly, chimneys penetrations account for a significant portion of roof leaks. There are many reasons why roofs leak. It is essential to determine if your chimney leaks due to the roofing around your chimney (the chimney's flashing), or if the chimney itself leaks.   Going on a roof is an important aspect of the home inspection. I go on every roof as long as it’s safe. It’s important to ask your home inspector if they go on roofs.
Installation of flashing is the most critical aspect of preventing water filtration. Improper installation of flashing or relying on caulk as a substitute for flashing will most definitely lead to leaks. Usually of sign of amateur installation or handyman.
Possible leaks may occur under unusual weather conditions which may not be present at the time of the inspection. Every effort is made to uncover effective moisture penetration.
