Torch-Down Roof

Today I'm evaluating a torch-down roof. It’s always very important to go on a roof, during a home inspection. This is something I do differently than many inspectors. This is a unique roof, used on commercial buildings. It is called a torch-down, because after the roofing material is rolled out; a roofer uses a torch to seal the seams. Typically these roofs last about 20 years, this one appears to be 10 years old and needs some maintenance. Reviewing an Old Garage Door

Proper function of a garage door is important for you and your families safety. This garage is older with side mounted springs present. I test the garage door function and verify that there's a safety cable present. In most cases it's very typical that a spring adjustment is needed, which is a low cost item to service, but is still very important to preventing bodily injury and/or property damage. John’s report are detailed and easy to navigate. I use it like a check list every time I’m looking for a to-do. Scheduling and payment was quick and easy. He was also accommodating, especially with the Radon test, when the sellers air conditioner went out. We had plenty of time with our contingency and he came back after the AC was fixed. A radon test requires closing all windows for 2 days, which wasn’t practical on a hot summer day.
